Why does it matter now?
The Renters’ Rights Act just made the distant owner the most exposed landlord in Britain. Section 21 was abolished on 1 May 2026; the Information Sheet deadline (31 May 2026) carries penalties up to £7,000; and the coming PRS Database will require every landlord and property to register, with penalties from £7,000 to £40,000. Compliance is the door; visibility is the house.

Unresolved disrepair can also cost you the right to repossess: once a council serves an improvement notice, you can’t evict until it’s fixed.
