Annual gas safety check obligations for landlords.

Requirements

Annual safety check by Gas Safe registered engineer. Check all gas appliances, flues, and pipework. Provide copy to tenant within 28 days of check and to new tenants before they move in.

Timing

Must be completed within 12 months of previous check. Can be done up to 2 months early without losing anniversary date. Keep records for 2 years.

Penalties

Criminal offence with unlimited fines. Potential imprisonment up to 6 months. Manslaughter charges if death occurs. Blocks Section 21 notices.

Access Issues

If tenant refuses access, document all attempts. Send recorded delivery letters. Keep evidence of reasonable attempts. May need court order for access.
