Requirements

EICR required every 5 years or at change of tenancy. Must be carried out by qualified person (Part P registered or equivalent). Copy to tenant within 28 days of inspection.

Remedial Work

C1 (danger present): immediate action required. C2 (potentially dangerous): remedial work within 28 days. C3 (improvement recommended): advisory only. FI (further investigation): treat as urgent.

Penalties

Civil penalties up to £30,000 per breach. Local authority can arrange works and recover costs. Blocks Section 21 notices until compliant.
